Kautilya Finance is one of the six specialised real estate investment platforms of Aevitas Property Partners which was founded in 2012.
Kautilya Finance BV (“Kautilya Finance”) is an Amsterdam based Securities Exchange Board of India (SEBI) registered Foreign Portfolio Investor. It seeks to provide growth capital and/or construction finance to developers. The Company invests in senior secured debt in residential real estate projects. It restricts its focus to markets in Delhi and Mumbai only. The Company invests with developers that have a delivery track record. To be considered, a developer must have significant personal involvement in their project. Also, it is able to provide debt capital at competitive rates. Where required, the Company is able to structure longer term maturities to enhance developer and project flexibility.
Piyush Chandra (Director) – Piyush is the senior member of KF Operating Committee. He heads the Development and Construction/ Project Management Division, which is responsible for Site and Project management at the investee companies and currently manages over 1000 Cr of development and construction across multiple projects. He was also actively involved in closing of transaction worth 700 cr at KFIA. Prior to KF, Mr. Piyush was Vice President at Incubis Consultants, a Delhi based Engineering and Architecture Design and Project Management Firm, there he was heading the Industrial and Airports division and lead a team of Architects, MEP and Structural engineers and designers. https://www.linkedin.com/in/piyush-chandra-2800499/
Priyank Modi (Vice President) – Priyank began his career working with McKinsey & Co. in their research division. He then worked with Citigroup Investment Banking in Mumbai and New York before pursuing his MBA from the Indian School of Business. Post his MBA studies in 2007, he worked with Hypo Real Estate Bank in London and Mumbai on the origination side and evaluated numerous real estate opportunities in India and Europe. He was responsible for investing approx. $100 million debt in India while at Hypo Real estate. He was also responsible for asset management of 7 real estate loans spread throughout Europe. After Hypo, Mr. Priyank worked with Tishman Speyer in their acquisitions team and was instrumental in completing a $60 million joint venture transaction with a leading developer in Gurgaon. He was also part of the team which looked after the development management for a 700,00 sqft commercial property in Hyderabad and was also responsible for successfully raising INR 3000 million financing for this project. After Tishman, he worked with Xander Group’s NBFC platform and was responsible for originating and evaluating high yield residential debt transactions in Delhi and Mumbai.
