One of India’s largest domestic real estate funds, Kotak Realty Fund has raised $1.8 billion so far and has dry powder of around $500 million, or Rs 3,500 crore.
After making two key investments in stuck projects over the past two years and making up to 23% returns by turning them around, the fund has taken a call to focus on pursuing opportunities in this space.

“In the backdrop of liquidity squeeze faced by realty developers, a disciplined approach in turning around stuck projects can offer superior returns. We are taking this decision to invest in distressed realty assets as we have seen this approach working in two of our such investments,” Vikas Chimakurthy, CEO, Kotak Realty Fund, told ET in an exclusive interaction.

Vikas Chimakurthy, CEO, Kotak Realty Fund, said the two new funds had already tied up monies aggregating ₹2,300 crore and deployments have been happening from the same in the last one year though We did not draw down the balance (about $106 million) because we thought that the market two-three years back itself was in a bubble state.
